lot setback from the road (building code)

guys! need help kinsay sweto diri about anang setback2x sa road.. mods, sorry kung nasaag ang thread.. pls feel free to transfer lang.. thanks!

naa mangud plan mu palit ug yuta ako relative para mag buhat ug balay nya dili kaau siya sweto.. the lot is along the barangay road which connects a national highway and a provincial road.. naa sa tunga ang lot.. naa ni sya sa tagbilaran city, bohol ang lot.. layo2x na cya from the heart of the city pero still it's within the city.. lot is residential..

the lot is rectangular and the frontage is 24meters and the sides are 13 meters each. ang existing barangay road is around 6 meters.. (two way road)

here are the questions...

> sakto ba nga mag setback pa ug 3 meters from the edge of the road? if so, dako na kaau ug makuha sa lot.. 72 meters ang mansad ang mapahak. so mahog na ang lot ug 10 x 24 (frontage) nalang ang lot. nipisa sah??
> regarding sa fencing.. anha ba mag start after sa setback?
> inig buhat sa building.. 5 meters ba from the road? so mu gamay na ug samot ang balay.. weew!
> is it true na kinahanglan naay 1 meter allowance from the sides proportion to the lot kung 2 stories or more ang balay?

^naa sadka point bro.. hehehe pero mao sad.. nindotan mangud ako tiya sa lugar kay mga 80 meters, highway nagud.. nya cheap rasad niya makuha kay kaila ra..

guys! kinsay sweto sa setback diri? kung barangay road, ang setback ba kay 7.5 meters from the middle of the road? thanks!

consult with the city engr's office sa tagbilaran. dili man ka maissuehan ug building permit kung mu violate ka sa building code nila.

AFAIK for main highways like provincial highway it should be at least 15 meters from the middle of the road. Now for ordinary roads like barangay roads that would be around 7.5 meters from the middle.
