Unless the developer of the property is a class A developer like ayala, wherein some banks will accept said property as collateral even without the tct...

I thought so, naa man gud uban bro. Like sa among probinsya nga walay TCT kay declared siya as forrest land. Government protected daw. Pero I don't know nga forrest lands siya nga gi classify naman gani siya rural area.
Majority if not all sa among probinsya has no TCT. But it has been owned by my forefathers since pa panahon sa mga kastila.
