The buyer will have to secure first a housing loan approval from a bank. That bank will then issue a "Bank Undertaking" normally saying that the following must first be complied/ submitted to the bank wherein the bank undertakes within (4-7) working days upon receipt of said documents, to pay the seller the amount the bank approved in favor of the buyer:
1. Transfer of Ownership to the buyer (TCT or CCT)
2. Annotation of the bank's mortgage on said TCT/ CCT (you'll have to inform the bank if the new TCT -now under the buyer is ready for annotation so they themselves can do the processing with Registry of Deeds)
