so far, anhi kotob akong na research.. pari correct nalang mga guru..
lets assumed humana ang deed of sale sa attorney. unsa may buhaton sunod?
1. pay cap gain (BIR)
2. pay docs stamp (BIR?)
3. ask for BIR certification ?
4. name transfer (cityhall?)
5. submit to regester of deeds ?
6. goto nso ?

re: payment of capital gains tax (cgt) and doc stamps tax (dst)
1. cgt 6% & dst 1.5% of the consideration or the zonal valuation whichever is higher
ex. land (area - 100 sq. m @ 1,500/sq.m ) is sold for 150,000.00 (mao ni na sabutan sa buyer ug seller)
zonal valuation (based ni sa BIR na value, u can ask BIR kung pila ang zonal value sa lot/area)
is 1,900/sq.m, kung 100 sq. m ang area mu total ug 190,000.00
para mahibal.an nimo pila tax due nimo sa BIR whichever is higher sa consideration or zonal. sa example,
mas dako ang zonal, 190,000.00. kani na ang basihan sa 6% ug 1.5% tax due.
2. usually, ang seller may pay sa cgt & dst pero pwede ra masabutan... pwede sad ang buyer mu pay.
