i attended a seminar about properties in the past. if i remember it correctly, the best time to transfer is upon death of the parent or owner. as a parent, if you pass it to your son/daughter, you will no longer have "power" over that property. in case the son/daughter marries then accidentally passes away, the ownership will go to his wife or her husband. since he/she will be the new owner, he/she can decide whatever he/she wants to do with the property. if that is your home, he/she can decide to let you leave (simbako lang) because it legally now belongs to him/her. if he/she decides to get married again and live there, just imagine what may happen to you... kicked out ka sa imong own past property
