i attended a seminar about properties in the past. if i remember it correctly, the best time to transfer is upon death of the parent or owner. as a parent, if you pass it to your son/daughter, you will no longer have "power" over that property. in case the son/daughter marries then accidentally passes away, the ownership will go to his wife or her husband. since he/she will be the new owner, he/she can decide whatever he/she wants to do with the property. if that is your home, he/she can decide to let you leave (simbako lang) because it legally now belongs to him/her. if he/she decides to get married again and live there, just imagine what may happen to you... kicked out ka sa imong own past property

To protect yourself from being kicked-out, need nimo ang testamento [testament]. Holy na siya, gina respeto-an na sa korte. thanks for the input. at least naay protection ang previous title holder from getting kicked out.

this really gets complicated because you no longer have the authority over the property. the new title holder can make drastic decisions like take apart the house and build a new one. but building a new one can take time, and during this time you will be relocated somewhere else. a lot of things can happen if the person does not want you to be there, so transferring of title has to be dealt with much care. hopefully this does not happen. just want to say this for us to take precaution.
