    Sa H/L pud, you can renovate and expand your house as much as you want, horizontally or vertically, in a condo, lisod kaayo ni buhaton.

    But if your needs makes you more inclined to get a condo unit, then why not? So assess first your needs before deciding. Getting a condo unit might make you look luxurious but sooner or later, you might realize that it really doesn't cater your needs. Sayang lang.
    hi Makie! the condos of Ayala dedicates around 30% of land to lawns and greenery. and naa playground, basketball court, courtyard, swimming pools, clubhouse, gyms, fitness centers, etc...
    you can see it with their malls man diba, naa gyud lawns, trees, greenery. thats the kind of development Ayala has.

    Yup! Depende kung i.maintain na sa imo developer.. Pero kung ma guba na ang building, diba TY mansad imo unit? Kung nagka mahal ang condos karon, samot ang H/L. Pwede mangud nimo ma.remodel like add a couple of floors or maximize your lot..

    me again.. i prefer house and lot, but some people like my friend prefers a condo unit. it all boils down to one's preference because there are advantages and disadvantages in both h/l and condo. based on my personal impression alone, i think condo is more expensive per square meter unit, but it also has its perks. the value of both h/l and condo appreciates over time if it is positioned in a prime location. although it will be difficult to objectively compare both since there are so many factors to consider, i think both are considered good investments (assuming both are located in a good location).

    now let's try to fast forward 30 years from now. assuming for both the house and condo, the owner continues to shell out the necessary expenses for maintenance. which one will be of more value after all these years?

    i think even though maintenance is continuously done, both the house and condo would have lost its luster and beauty. on the outside it may look good again if you repaint it, but it will never be the same as a brand new one. by this time, it is probably time to pass it to our children. so which one will be of more value by then? in terms of maintenance, which one is more expensive to maintain? when transferring ownership, are the fees and taxes the same?

    btw, i read somewhere here that condo ownership has a span of certain years only.. is this true? what happens after that?

    naa nay span ang condo......... 30+ yrs man tingali..... im 28..... so kong ing ana mo retire ko wa nakoy puy an ana...... bwahahahaha..... kalooy sad nako...... d pa gyud mahatag sa anak.... sa ako rani opinion ha..... sakto sad mo..... naa na sa choice sa tawo...... asa mo ganahan tungod sa location, sa mga amenities, etc.... cheers...... i love AYALA companies... kay naa ko stocks ani hahahha.....

    sa manila its around 800k to 1.2m depending if its a bungalow or 2 storey house. so more or less mga ing.ana ra pud na diri. wala pa exact location and wala pa date kanus.a mag preselling. wa pa jud mi details kay naa pa ni sa planning stage. il post ra nya diri kung naa na jud final details and info.

    di man sad cguro na mahitabo nga maguba imung bldg na ma.collapse na jud cya. kana ma.TY na jud imu unit ana. pero ug gabarog pa ang bldg, di na ma TY oi. ang mga developers specially kanang mga maayo ug record dha, ila man pud na i-maintain ilang mga bldgs from time to time para di cya maguba. same ra gud na sa house & lot, kung di i-maintain sa tag-iya, aw guba jud na.

    30 years from now is quite a long time from now. that we cant tell. we dont know what will be the market trend by that time. in terms of maintenance, mas-expensive ang house and lot coz ang owner mismo ang mupagawas ug kwarta di pareha sa condo, ang developer ang mugasto jud. imung unit gamay ra ug things kailangan i-maintain compared sa house and lot. although naay condo fees pero thats just minimal compared to maintaining the bldg structures/foundation to make it last longer. for transferring ownership, fees and taxes are the same as far as i know. regarding condo ownership, there is no such thing as owning a condo for a span of certain years only as far as im concerned. i think thats per developer na. not sure though pero kami sa Ayala Land sure ko wala mi ing-ana. naay span of pila ka years ang condo bldg just like houses but not the ownership.

    For me, still nothing beats the same old H/L, labi na karon nga naa na koy anak.
    I feel that I (and my family as well) doesn't have the freedom in condos compared to H/Ls.
    The kind of freedom nga during afternoons mogawas ra akong anak with his nanny, play outside with other kids, get dirty as much as he can. I want my kid (2 year-old) to have the kind of childhood that I had. Kanang sa gawas ang duwa, unlike now nga indoors na for most kids.
    I'm not putting condos down (my father has a condo unit BTW) but as I mentioned previously, it boils down to preference and needs. I'm even actually planning to get one soon for business purposes.
    For me and probably in my case now, maski unsa kanindot ang condo, I think it can't provide the comfort that I'm getting in H/Ls.

    naka research ko about ani last month. its not true that condo ownership has a life span.

    its something like: when you acquire a condo, you automatically become part of that "Condo Corporation." you become a shareholder something. and as with other corporations, if on or after 50 yrs, it CAN be dissolved if dili maka sinAbtanay something with what to do something. once mu choose ug dissolve, the shareholders can decide to sell it and the proceeds will be divided among the shareholders. pero kung dili e dissolve nya ok pa kaayo ang building then go on ra gihapon something.

    dili na kaayo ko ka remember exactly sa details and pls correct me if im wrong basta more or less mao na about condominium law, anyone can just google about it.

    and there was also another article I read about lifespan of condo buildings. basta maayo lang ang maintenance and of course lig-on pagka himu, wla gi kurakot sa developer pag himu, ( these days dapat reputable gyud ang developer kay daghan na kaayo hocus pocus). then mu last gyud kuno ang buildings. they were making THE MANILA HOTEL as an example. murag something 1912 sya na completed. yet its still very much standing and still very grand. also kanang mga condos sa Makati like Wack Wack Towers karaan na yet the value keeps on appreciating.

    and though my posts sounds Im very much into condos. I am happy and comfortable here in our H/L. its just that I am now open-minded about condos.
