    Naa man kaha mo OR(Official Receipt) gikan ani nila?
    Naa mo Contract to Sell gkan nila with Signature and Notarized?

    unsa man jud diay tarung na Process sa Developer? para makahibalo ta before ta mo palit og H/L na mga pre-selling pa.
    unsa man diay 1st step ana nila para atong pangitaan kung naka comply naba sila ana o wala pa.

    I hope naa makatubag ngari sa sakto process from Complying the ECC and License to sell na isa daw pud na sa mga requirements para mag ka HLURB na. Maayo unta naay maka hatag na details ani.

    developers need a license to sell before they can offer their houses to the public..
    but then they can just opt for a letter of intent from the would be buyer.

    non developers don't need a license to sell.

    regarding sa kanang additional nga transfer tax 4.5% na sa total contract price.
    mao ning mga additional fees:
    Transfer Tax - 4.5% of Contract Price
    Documentation : P 20,000.00
    Processing Fee: 3,000.00
    Water Installtion: 5,000.00

    Depende naman gud na usahay sa agent kung gi-inform mo daan. Pero naay times nga mag promo na sila nga free transfer tax ug documentation. So ang processing fee ug water installation nalang inyong bayaran.

    Na-shock ko ani nga post kay so far wala man sad ko kaayo nahibaw-an mga clients namo sa among realty nga nagreklamo. Mao nag open ko ani nga post.

    Pero at least na open sad akong mind nga naa diay problem sauna nga mga batch. I do hope ma settle nasad sa uban.

    sir, wala tingali ka nagfollow-up paghimo sa imong balay..
    pwede ra man ta nga ikaw mupili unsaon nimo ang excess lot.
    or muhatag kag new design kung unsaon pagdivide ang sud.
    siguro wala kay feedback2 so gi-follow ra nila ang design nga inyong gikasabotan.


    re: sa gipang-atras nga balay ug lain tan-awn ang dalan,
    mao siguro tu ang gusto sa tag-iya so ila ra sad gi-follow.
    murag klaro na man kaayo sa site visit pud sir nga kani nga subdivision kay dili jud uniformed ang balay so kung gnahn kag uniform, wa na lang unta ka nikuha in the first place.

    kung wa ka giganahn sir kay pwede ra sad ka muback-out...naa ray mupalit ana imong balay ayaw kabalaka...

    usually ang uban developers, for the same price kay ikaw pa magpatiles, magpapintal, ug magpahimo sa division sa imong balay.

    advice lang nako sa mga wala pa ni-move-in..palihog i-check tanan..pastilan..daghang problema amo nasugatan...hangtod karon wala pa tawn nasulbad ang kadaghanan...ex..tulo ang lavabo, liki ang kitchen sink, walay door jamb, barado ang floor drain sa service area, buka-buak nga tiles, dili ma-close nga sira, nag-bitay nga lavabo sa cr kay wala gi-screw sa bung-bung (gipapilit ra og semento)...2months before we moved in i gave them a list of what to repair..pero ni-move in nalang me, wala gihapon gi-trabaho..etc....

    after 5 years, nakuha ra jud namo ang refund. hayahay kaayo sila, nagamit nila ang money na walay interest. tsk tsk tsk. pero bahala na basta nabawi.
