    Default Requirements/Expenses in Building an Apartment/Rooms for Rent


    Hello Istoryans,

    Good day!

    I've been thinking about this a lot lately coz my father & I are planning to either build an apartment or convert our old house into Rooms for Rent.

    The house and vacant land are located in Mandaue City, just near the municipal hall.

    I am just curious:

    1.) what are the requirements in building an apartment, and the related expenses?
    2.) what are the requirements in converting an old house into Rooms for Rent, and the related expenses?

    I know that I can get these information from the municipal hall, but just wanted to know maybe there are other ways we can avoid some expenses or perhaps do not need to submit any requirements at all?

    You can share the requirements and expenses in other cities too like Cebu, Danao, Lapu2x, etc. Maybe other istoryans here that live in those cities have similar ideas as mine.

    It's great to have a real estate business as backup plan for your retirement days or as extra income to augment family needs.

    Mods, please merge if this has existing thread. I searched but couldn't find one.

    bro....kana inyo old house murag di na kinahanglan ug building permit kung inyo na usbon....... kay naa man existing na house....e subdivide na lang na........ so ang inyo kuhaon nlang is business permit, ambot apil naba na ang sanitation/ sanitary permit...... nya kana business permit pagabayari na yearly kay limot limotan na nimo, dako ug interest......
    and other thing bro i suggest ayaw ng room, kung sakto mog budget...... apartment nalang..... or if igo ra budget ok room, pero e sulti gyud daan sa moabang imo rules...... sila labay sa basura, nya extra payment sa electric fan, cellphone, rice cooker, tv etc....

    salamat sa pag-share brad.. mao lagi,. nindot jud nang apartment ditso.. nag-agad pa sad sa budget.. depende pila mautang sa bangko..

    karon pako nga yearly d.i na mag-bayad sa business permit? bisan ug 1 or 2 rooms lang sa ang gipa-abangan?

    di ko sweto ani ky wa mn ko'y in.ani nga business pero I'm also interest on this.

    yearly ang business permit.
    DTI ky every 5 years. I don't know if kailangan paba na ug DTI.
    if 1 or two lang ang rooms, hmmm? di kha ka ma lugi ana? naa pay possiblity nga mo expand mo if okay ang business?
    dapat siguro naa ky sanitary permit, environmental clearance and fire clearance-- fire exit or fire extinguisher

    daghan labad sa ulo kung ting paningil na so better if naa ky collector. tasagaran sa nagapa-rent out, naa sila'y taga maintain sa cleanliness, guard, etc pero that goes for those daghan ug rooms and boarders.

    cost:
    It would depend on your materials. IF made of light materials lang ang division, mas cheaper.
