i tink he meant well... ako victima sd sa developer na sub standard ang work... no follow up. d mkrelease sa title... and no building permit gani even 60% na sa townhouses complete... as much as i want to discredit ds developer. its hard to name names, due to posible legal battle...

like wat d ts said/implied.... do ur research first, as for necessary docments before entering a contract/ much worse have the bank release d loan amount/

akong friend naka-experience jud nga bati pagkahimo ang mga deca homes...
ila jud gi-withdraw bisan nahuman na ang balay kay nisiwil jud ang kabilya...

bisan big developers, di jud na kalikayan nga magkaproblema...
i-make sure ra nga ang inyong developer kay accredited sa HLURB...
mao ni sila ang agency nga mucheck kung pabaligyaon or dili ang mga developers.

i think pwede ra mo mu-send ug inquiry nila regarding sa inyong developer para mahibaw na mo daan.

re: pre-selling
dili jud na assurance nga naa na ang balay inig human bayad sa equity...pero by rule, dapat naa na by the time nga mu-process ug pag-ibig loan kay ila man na icheck if ang imong i-loan kay mao jud ang worth sa imong balay...

if nahuman na bayad ug equity unya abtan tuig wa gihapon, aw lain na jud na nga storya...

As for experience, I got a unit from GIO HOMES, and I'm just so disappointed with the materials they used with the unit. Klaro kaayo baratuhon ra ang materials like sa faucet, sink, most especially ang mga door knobs, murag sa "insik-insik" ra gipamalit. Bago pa lang mi but daghan na guba among unit, ga crack ang walls, and ang ceiling naay "buslot",ion ang tubig nagpundok sa ceiling, galuta intawon ang agi. And hinay kaayo ang construction, kailangan paka EVERYDAY muremind sa mga trabahante nga naa pa silay trabahuon sa unit. Mao na ni ang gi ingon nga naa naman ni, wala nami mahimo.
