It's hassle-free while earning a passive income. but be careful on what property to buy, always make a research on what you are getting into esp. when it is involve with money.

    • In Real Estate it's always Location, Location, Location. (Choose the right location)
    • Don't Hesitate to pay a High price for a Prime location.
    • Make sure all the papers are Clean, no matter how small it is.
    • Make sure the property you bought is mature enough for a Investment
    - What do I mean by that? Go back to the first one...Location!
    Example: you bought a property in a province for 2 hec. because it's cheap, but what will you do with it to be income generating? Plant more trees? make it a farm? let care takers live there for free?
    I'd rather buy a small condo unit within the City and rent it out for 15k/month or a small parcel of land & build a apartment. Than having a farm on the province and earns only when it is harvest time. Although it's not that bad but, If want to earn big on Farming you need to Invest Millions.

    I strongly agree, with your above statements bro.

    My next goal is to build a small apartment, might start with a 2 door lang cguro kaso again , ang ako problema way kasaligan modaa ug wa sad koy igong kinaadman sa ingon ani klaseng negosyua.

    actually bro dli kau na hasol mag manage ug apartment just look for someone na pwede nimu pakan-on or pakatulgon para mo bantay sa apartment nimu, search lng sa net or basa ug books about property management. you'll never learn if your afraid to start, make a first step.


    @TS everything sums up sa imung determination and willingness to "RISK" on Business/Property. daghan kaung nice na business dha na wla pa na discover and there are a lots or Developers here in Cebu that are doing good not just AYALALand. explore and discover...hehehehe

    Thanks sa advice bro, kana noun someone nga pabantayon okey ra nah naa koy makuha ang medyo worry ko sa part on collecting rentals nah bro.
    Actually I've learned from my two fellow OFW's here whose into this aprtment business they both have diffrent experiences/stories to tell.
    The first one said, she's havin a hard time to collect the rentals. She assigned a relative to act as caretaker of her 3 units.
    Ang ila agreement, kolektahon sa tinugyanan ang renta then ibawas didto ang gasto sa maintenance, ang mabilin e-deposit sa iya acct. Ang nahitabo permi daw sya overdrop as claimed by the caretaker. It's either daghan ang gepaayo or way klaro ang nangabang.
    Ang lain nako miga, ila agreement sa tigbantay dili paryente,iya genaswelduan monthly para moatiman and look after sa mga units as consider it like his own.
    Kaso lang medyo hasul kay short term rentals lang iya genakuha nga tenants, siya man gyud mismo moisyu ug recibo sa mo-abang with the terms nga a month advance and 3 months deposit.Derecho gyud sa iya ang bayad.
    then, ang sistema renew2 lang.
    Libog lageh bro?

    Between the 2 apartment owners that I've mentioned above, asa man kahay mas maayo nga set-up kato sa owner 1 or owner # 2?

    Naka suway man sad ko ug rent ug apartment bro, pero lahi sad tu ako landlady di sya ganahan ug PDC kay hasulan sya deposit2?
