THE owners of a mall that was gutted by fire in December have decided to demolish the whole building because of safety concerns.
The decision came after the inspection report of Engr. Ariel Dela Cruz, structural engineer of the City’s Department of Engineering and Public Works (DEPW), which states that the seven-storey Gaisano Capital South Mall was “highly damaged.”
Before learning of the DEPW’s findings, the owners were only supposed to demolish the building partially by removing the risky parts.
In his report, Dela Cruz said the last floor of the building, including its roofing system, was severely damaged.
Due to severe heat, large structural cracks as well as “spalling,” or the breakup of material into fragments, are also visible on the building’s upper floors, particularly those above the mall’s main entrance.
Dela Cruz also said the thermal protection of the building’s reinforcing steels may have lost its strength and integrity because of the fire.
“The critical portions that need to be demolished immediately are the front main entrance, façade on the upper floors that are showing highly damaged concrete frames, as well as masonry walls,” said Dela Cruz.
While the left side of the building, adjacent to Leon Kilat St., doesn’t show much damage, there are signs of “debonding” of plastered masonry walls, Dela Cruz said.
“Therefore cement plasters on the walls along Leon Kilat St. have to be removed, as this will definitely fall off later on,” he said.
He added that all drop walls or parapet walls showing signs of cracks and glass blocks must also be removed, as these pose a hazard to pedestrians.
Also, Eric Labrada, a representative of Gaisano, said they have decided to demolish the entire building because the mall’s
fourth, fifth, and sixth floors have caved in.
The Gaisano Capital South Mall was gutted by fire for five days last December.
In an interview yesterday, Labrada said they have applied for a permit to demolish the building at the Office of the Building Official.
After it will be demolished, the owners will construct a new building on the same site, Labrada said.
