    yep i agree. if mag real estate nya you got properties then you just rent them out, chill ra jud ang life but that needs a big investment. i was talking about being a real estate agent. daghan man sad nagoffer ana gud which i really cannot do.

    real estate is my long-term goal.. hehehe hopefully i can think of a passive income that does not involve millions.

    A true passive income bro is Letting money work for you(Save and Invest), not people working with you or for you

    Let money work for you through Mutual Funds, Stock Market, UTIFs, TD, Matured insurance policies, long term healthcare.

    That shows you are not a landlord or an irresponsible one. what do you do when your tenant complains:

    roof leaking
    neighbor's dog is too noisy
    CR doesnt flush, breakers trip unexpectedly
    water pressure not enough to reach second/third floor; water pump burned out
    flooding
    garbage remains uncollected
    theft

    or

    squatters
    you get a fire marshal's fire code violation
    BIR

    Definitely, you do not sit back and relax. Either you get/hire someone to do it, or your tenants will move out.

    Let's see you buy property in the hinterlands because it is cheap. Is there anybody willing to rent it at a good rate? even in the city, it is hard to get rates comparable to bank rates. your only consolation is that "god" does not make land anymore. and because of inflation, paper money tend to lose its value while tangible assets don't.

    Becoming a fulltime landlord takes time and commitment. And it can be a rewarding one (career).
