Update:
Spoke to her other tenant whom their contract is about to expire end of July - she got her lawyer to send a letter too saying she is going to raise a their rent and that they are obliged to reply after 5 days from the day it was sent.
Well, they had a verbal agreement that she wont raise the rent anymore as the tenants will handle all the expenses for the renovation which is 80,000 pesos.

We received the same letter from her and it was dated 30th of May.. her assistant hand it to us 6th of June LOL...

We got a summon from the baranggay which is good - so all her tenants now and back then can come and let the baranggay captain who happens to be her friend find out that its not us who has a problem but her dear friend

mo hawa man me.. as long as i hatag nya ug balik ang among deposit. Kay most of the people who used to rent there had issues of her not returning the deposit so they had to post it online and have someone rent the place.. otherwise= i t.y. ra nya ang deposit..

same sad na sa ako land lady karon... and regarding sa payment sa rent, you should tell her na ang naa sa contract is the date to pay the rent not the date and time to pay the rent.
