    Default Bubble in Cebu?


    Is there a real estate bubble in Cebu as of the moment?

    What do you think ?

    Sa ako nahinumduman, kung "bubble" na gani, mostly tied up to banks (loans) ang sector.
    Nya sa ako tan-aw, there are less people sa ato ang mo-loan sa bangko aron lang mopalit og yuta.
    So i think, wala pa ta masulod sa bubble. It's probably called "boom" than bubble.

    But if YOU think most people are acquiring real estate via bank loans, then chances are, buwa jud na.

    i think naa.. pro for now.. daghan pa property speculators.. mao kusog pud sigi himo condo.. ang question kong naa bai mo rent sa condo unit.. kai ang sweldo sa tao ron di kaapas sa renta sa mga condo..

    para nako we are too young for that. naa gani ko nakita article telling 70% of BPO workers cannot afford a home. taas ra kaayu and realestate dri kompara sa ato sweldo. once makialam ang govt ug muhatag ug low to zero interest on homes kana cguro pwede mg bubble

    murag naa man to data nag compare sa rate of turnover sa mga condos sa cebu (and even in manila) nga nanobra na ang mga nangahuman nga condo units kaysa sa mga namalit. kinsa to nakakita pud ani? kung kita mo link mas maayo. hehe

    Ang ako man nakit-an gud karon kay daghan na kaayo mga structures like buildings, apartments, and others which directly or indirectly add up to real estate spending.

    When you say, mostly tied up to banks (loans) sector.
    I don't have the data, but if ang kanang mga buildings or condos gipangtukod karon wala na mangutang or mag loan sa big banks, which is probably not true. Then there won't be any bubble. Kay equity capital man ang gigasto. Pero bisan if purely equity lang gani gihapon if walay mahalin or ma turn-over or moabang, that would still entail nga loss, thus bursting the bubble because law of supply and demand would set in and prices should drop due to lower demands and surplus supply.

    In the highest probability nga ang nagfinance aning mga high rise buildings kay mga financial institutions (banks). By your definition their would be a bubble.

    Yes, kanang mga dagku nga gipangtukod, nangutang jud na sila sa banks bah.
    Pero kung pila man na sila ka-porsento as compared to the total real estate property growth, kani wa pod ko data ani.

    Ang reason nga niingon ko'g "boom" instead of bubble is because i was looking at the "lower" level (parehas nako) lang.
    Like daghan bang susama nato ang nakapalit or makapalit og yuta... Nya ang mga susama nato nga mopalit og yuta, mangutang ba sa bangko para ibayad sa yuta ? ....something like this lang bah.

    Secondly, which year man ang mas daghan og "constructions" in the past as compared to karon?
    If mas daghan karon, cant we call it that ni-strengthen ang market/economy?...ni-boom ang real estate scene?

    On my end, IF makakita ta og daghan nga finished commercial properties nga wala gigamit or wala na-occupy or wala na-sold - then, that's a bubble!

    I'm just here waiting for this bubble to burst and mopaubos cla sa ilang price then we mga yano lang kay pde na kaabang/kapalit
