    For us, Cebuano , buying a home is one of the largest decisions that you will ever make, and it can break your purse if you go over budget. This Realty decision needs to be taken seriously. A Cebuano buying a home, is a blessing and not a regrettable experience. Below are the basic steps when getting ready to buy a home.

    Difficulty: Easy
    Time Required: Several Months/Years
    Here's How:
    First(as a Cebuano) you should make sure that you are ready to buy a home. Owning a home is a lot more pricey than renting. You are doing all for everything even the repairs. You may also have added water and electricity costs. You will also have to pay for taxes related to your home. These expenses add up in a matter of time, and if you have not enough funds, you may end up in a very disadvantaged position. You should clear up debt first.


    2. Getting a loan. Pag-ibig home loan is one.

    3. Determine how much a Cebuano home you can afford to buy. E
    xperts advise that your home cost be bound to two and half times your annual sweldo.A smaller house is worth a lot.

    4. Once you have determined how much you can really spend, you should find a good realtor. Your realtor should hear to your needs carefully.

    5. After getting recommendations from a realtor, you should thoroughly visit the home and its surrounding neigborhood. Look for neighborhoods with low crime rates if you want to go home and sleep peacefully.

    6.Once you have chosen your home, it is time to settle in. You can paint or remove things that you didn't like the first time you visited. Be sure that you change your address with your bank, water, and electricity provider so as to avoid late fees.

    Depende lang na sa seller sa home. Ang realtor mukuha lang pud na sila ug commission.

    PAG-IBIG REQUIREMENTS FOR HOME LOAN ELIGIBILITY

    1. HDMF Member in good standing for 24 months
    2. Original Copy of MSVS
    3. Summary of HDMF Contributions
    4. Certificate of Employment and Compensation
    5. Latest 1 month payslip
    6. 5 pcs. 1x1 ID Pictures
    7. Residence Certificate and TIN ID
    8. Proof of Billing (water, electric, telephone, statement of accounts)
    9. Two Valid ID (photocopy)
    10. Photocopy of Birth Certificate or Marriage Contract
    11. Latest Job Contract (OFW)
    12. Certificate of Willingness/Non-willingness to deduct
    13. Post Dated Checks
    - for equity/processing/misc. fees
    - for HDMF amortization
    14. SPA (Special Power of Attorney)
    15. Passport, VISA, Seamans Book (OFW/OCW)

    Sure ka wala ka kahibaw sa Special power of attorney sir? adto lang ka maski kinsa na atty sultie lang nya cya..
    ma loan sa pag ibig depende raman cguro sa imo contri ug how long?
