My deca 5 renovation project

hayzt, kakatake out ko lang nga haus ko sa deca 5, its totally bare like this


the contractor charge me 80k and here'e the qoutation, goodluck n algn sakin kung makita nya to, hehehe just want some advise, kasi im just a young boy, renovating my deca 5 house. ito na malapit sa grandwall, eto yung binigay nya kagabi, ok lang ba? or i can go lower?

yung 1st floor ko, concrete polish gray cement lang, i dont want tiles p kasi gusto k talaga kahoy but mahal yung kahoy so para presentable and cheap red cement lng muna or gray cement.

Proposed labor cost: 38,000php
Proposed material cost: 42,000php (prize effective only for 1 week upon receiving of quotation).
Total cost: 80,000
Estimated Work timeline : 21 good working days

Scope of Work as follows:
1. Construction of kitchen area and slabs for roofing/second floor provision (per deca model house/show room).
2. Construction of lavatory and installation kitchen cabinets. (lavatory zinc and tiles will be owner supply)
3. Construction of cabinet/rack below staircase.
4. Construction of kitchen cabinet (per deca model house/show room).
5. Construction/division of rooms at second floor (1 room Japanese theme)
6. Installation of vinyl tile second floor. (vinyl tile will be owner supply)
7. Painting of walling and ceiling at ground floor and second floor (interior only)
8. Polishing/coloring of ground floor and kitchen flooring with (gray color)
9. Fabrication of portable island bar (ceramic material will be owner supply)
10. Installation of 3 set steel window per agreed design.
11. Cleaning of working place

im posting pala this new thread to ask advice and to share na rin to people if they have problems like me,

here's the plan/ that i designed:



dirty kitchen, with few cabinet on the wallextension and i just extended the sink, para hindi na mag replumming


the second floor, coz, i might leave here alone, dapat talaga walang division but kung may bisita and for privacy, i designed n lang a japanese sliding divider to separate the bedroom and my "possible" workspace



the living room/ bar: dahil i always drink, gagawa ako ng island bar to make a division sa living room and the dining area, ang sofa ko lang isang napakalaking daybed pullout na pinakagawa ko lagn worth 11k, sa mandaue foam 22k yun ala pang pullout.


the kitchen extension towards the second floor, so, hindi daw umabot sa 80k yung pader sa second floor slab so, will leave it bare na lang muna, sisirain nila yung wall sa second floor to access the laundry are (2nd floor back extension)


and finally my window, steel, casement sa taas then french type yung horizontal with glass

japanese. industrial. minimalist ang inaachieve ko since im living a simple life aka not enough money..

You're on the right track. 80k can do a lot if you do the planning and working yourself. Keep it up and i hope you achieve the plans you made for your house.

Tambling lng kasi coz, the material cost is 42,000 then ang labor 38,000php pede n ba yun or should i get na lbg the materials and look n lng for people who will do the job.

if u have the time to check on the laborers while they're at work, pwede ra cguro na you'll buy the materials then contract laborer/s

sir, i can provide you the design at free of charge...then you can contact someone i know.refer mo nalang ako..tapos kung gsuto mo ako na mag layout ng house mo.kce yan work ko as interior designer...no charge..all help.dito lang ako sa abroad kce..

Try to ask for a qoutation at Deca Office...
Speak with their engineer so you will be guided...

You can expand the house more same as what my friend did...
Expanded upto 4 bedrooms...
