    Unsay pasabot anang deklarasyon ra ang paper sa yuta?
    unsa sad pasabot if titolado na?
    and what are advantages and disadvantages?
    pls mga master share your knowledge...

    A tax declaration is a document that shows that you're the one paying the taxes for the property, and although it is not an absolute proof that you are the owner of said property the courts will recognize it as a strong indication that you are the lawful owner in the absence of an original/transfer certificate of title.

    A title by the way is not a piece of paper as goes the common misconception. It refers rather to the bundle of rights a person has over a property, i.e., the right to use, the right to abuse, the right to the fruits, the right to possess, the right to recover, the right to dispose, and other incidental rights.
    Thus, a person who's been in open, continuous, exclusive and notorious possession and occupation of a piece of land for a certain duration prescribed by law is considered to already have "title" over said land, even if he only holds a tax declaration.

    If such person however wants to remove all traces of doubt that he is indeed the owner of such land, if he wants to protect his property from malicious claimants, then he must register his land. If he successfully proves that he is indeed the owner such land before the court, then the court will order the register of deeds to issue an Original Certificate of Title (Transfer Certificate of Title if land bought or received already has an OCT) to the petitioner.

    Advantages? Having an OCT or TCT gives you peace of mind na walay lain muilog sa imo yuta. I can't think of any disadvantages. Ideally, all property should be registered if possible.

    AFAIK ang deklarasyon igo ra mopamatuod nga napositionan na nimo ang yuta meaning ikaw na ang gatikad ikaw na pud ang mobayad sa buhis sa proceeds sa imong pagpanguma. Ang titolo certificate of ownership na siya nagpamatuod nga imoha na gyud ang yuta maorag sa register of deeds man tingale na makuha.

    better epa deed of sale na kay sa donation transfer, kay dako ma bayran and donation tax kaysa deed of sale lang

    i attended a seminar about properties in the past. if i remember it correctly, the best time to transfer is upon death of the parent or owner. as a parent, if you pass it to your son/daughter, you will no longer have "power" over that property. in case the son/daughter marries then accidentally passes away, the ownership will go to his wife or her husband. since he/she will be the new owner, he/she can decide whatever he/she wants to do with the property. if that is your home, he/she can decide to let you leave (simbako lang) because it legally now belongs to him/her. if he/she decides to get married again and live there, just imagine what may happen to you... kicked out ka sa imong own past property
