i think the place is not suitable for internet cafe.

first reason: the location-4th floor. traffic is not ideal for internet cafe business. (mingaw man didto)
second reason: floor area: i think it's not enough for 10units.
third reason: shared entrance (only one door)
fourth reason: building management won't allow just anybody to enter the building after 6pm.
