    Default Homeowners ug mga nagplano mokuha ug house and lot, ari ta diri!


    Nag start ko ani na thread para makashare ug idea ang mga ka istoryans nato na nakakuha na ug unit sa lain lain na subdivisions diha sa Cebu ug sa mga nagplano pa lang mokuha ug unit, more likely FAQs (Frequently Asked Questions), and DO’s and DON’T’s ta ani.

    Pabor ni sa mga mokuha pa lang ug unit pareha nako at least dili ta maglisod ug decide ug para ma-aware ug dili magmahay in the end. Kay inig uli nako puhon, naa na ko idea kung asa ko mo adto.
    I hope na this thread will be a big help para nato tanan.

    Developers, Brokers and Agents are also welcome.

    Ask ko ug una kung unsa dapat unahon pag process, requirements, para ma prepare na daan para hapsay ang dagan, dili mag sigi ug balik.

    nindot jud kaayo ang feelings na makapanig-iya ug panimalay na matawag na imoha, apan dili sayon ang pag acquire kay daghan ka angay i-consider. first and foremost na i-consider is ang budget, pru sa imo kabahin dili na question (hehehe). second, ang location. ang property imo i-consider na paliton should be accessible, meaning dapat duol sa mall, school, and church etc. third, ang features/specs sa house. is it of good quality? is it worth your money? and lastly imo i-consider is the developer. you have to make a background check of the developer with regards to their subdivision projects, how many projects they have developed (the more the merrier, hehehe). with regards to handling of their projects. do they impose rules and regulations in order to protect and safeguard the well-being homeowners? na-maintain ba nila ang general aesthetics sa mga units through the implementation of restrictions?

    for addtl tips bro, here are the list of developers i know (socio-economic housing and high-end) na nag operate sa cebu and some insights of their projects:

    1. Ayala Land - high end developer. developed Amara in liloan.
    2. Aboitiz - high enddeveloper. developed Ajoya in cordova.
    3. Camella/Vistaland - middle to high end. Camella Homes in lapu-lapu.
    4. Prohomes - socio economic. developed Bernadette, Corinthian, Genesis, St. Dominic's place, Earnestine, Fleur De Ville, Haniyyah in lapu-lapu, St. Anne's Lane in cebu city, La Bienvenida in minglanilla.
    5. Commonwealth - high end. developed Brookfield and Collinwood in lapu-lapu.

    Daghan pa unta ko inputs but then the aforementioned will suffice already. hope that i have helped you through this.

    thanks sa info imo ghatag sa ako bro. daghan man ug subdivision na ang prohomes based sa imo list, asa ang mga location ani? daghan ta kapilian d.i. asa ni sila pwede ma contact? free lance agent ka bro? aware man gud ayo ka ani butanga, heheh!

    - 10T reservation fee
    - 20% equity payable in one year without interest
    - upon 50% paid equity start of construction of the house
    - thru PAG-IBIG or pwede sa uban

    sila na mu assist sa processing mu provide nalng ka ug mga documents ..

    sa ako experience, thru Pag-ibig ko. Dali ra kaayo ila requirements kay tabangan man ka sa agents ug broker.

    ang ako gusto paabuton diri kay discussion sa bylaws ug articles sa homeowners association. kay murag importante pud kaayo ni nga as a homeowner, mangilabot ta.

    PAyter ni nga thread da, sa mga wala pa ani nga level, nosebleed jud...

    Naa pod ko question concerning sa yuta.

    What if, baligyaan ka ug yuta (100sqmt-200sqmt), pero wala pa na subdivide kay huwaton ma halin na tanan. Ang ma provide ra kay absolute deed of sale. Then tagaan raka ug titulo if mahalin na tanan then ma subdivide na pod.

    Pwede ba na cia? Kay naa ko ron ana nga sitwasyon. Pero I fear nga dili ni strong enough ang akong claim sa yuta in case magka hi-unsa, then Absolute Deed of Sale ra ang naa sa akong kamot, ug wala pay titulo.

    equity is more like DOWNPAYMENT...
    for example: 20% is equivalent to P200,000.00 if maka bayad naka P100,000.00 mg start na ug construct imo house but if you choose to pay in terms 12mos without interest until such time maka abot ka ug 6mos thats the time mg start na ug construct...
