it's ok to ask sis anyway, to explain the process, 1st thing to do is to reserve a unit you want, 1 month after, magstart nata sa pay sa equity/downpayment which is the remaining amount from the total less the pag-ibig loanable. for example, total contract price is 550k, pag-ibig koanable is 450k, so the remaining 100k that's the equity payable in 30 mos. Once the house is constructed and already pag-ibig approved, you have to start paying the pag-ibig amortization already. To occupy the unit, you need first to fully pay the equity/downpayment. In that case, dili ka mabug-atan sa payments kay dili naman mag-abot.
