Simple investment na risk.. dako ka ug e invest para pa nindot sa house.. then talking about real estate, dugay2x pa jd na mahalin pero kung mahalin.. BINGO (dako jud ug gain). ^_^ pero if dili mahalin.. basin masayang to imo gi invest. And sa crisis karon.. ni decrease ang potential buyer ug mga houses.. pero pwede sad the other way around.. kay basin daghan mamaligya ug balay para atong ma flip. ^_^
mas nindot gyud kung . imong profession is carpentry or you know building a house para , ma less imong expenses , ikaw mismo mo ayo sa house or renovate.. iba ang setting sa pinas ug sa states medyo lisod deri kay mga barat mga tawo apil na ako hehehe... tapos most of the house na 2nd hand bati mga location , or mahal kaayo or guba guba kaayo. kaya naa gyud risk na dako basin pala deli ma palit for many years patay puhunan mo....

consider the location kay mahal na karon gasolina oi. hehehehe
house flipping is ok if you really have the resources and that you can wait for it to mature for years- just in case you can't sell it right away.
Anyway- with the rate subdivisions (both low and hi-ends) are building, you will have a hard time selling your purchased lots, unless it's really a prime property.

Sometimes it takes months or years to sell a house.
with what the developers are offering as low as 10% downpayment and long terms
it would be hard to sell at cash for this times.
and for Mr. Kiyosaki not everything apply here sa pinas.
There are lots of financing and tax perks mention by him that is non existing here

This sounds like a tough business to do but i have an Aunt who got rich doing this in Manila. But she had the resources to start with.

the term quite new to me but until I read the link posted I've understand its renovating house sell it afterwards. I have friend before who has been in this kind of business, I think he got his fortune in this form of business. Until now he is doing it.

let me share my experience on this.. im an experienced real estate broker.. this isnt new to me.. ive have many clients who do this..
house flipping is where you buy low sell high.. you buy a property develop(improve) it, then sell it.. thats the whole concept
first, i would say that this is capital intensive.. and knowledge intensive....
capital intensive means you really need a lot of cash at hand coz mahal ang property and you have to pay for maintenance and taxes while your still holding it.. you also need money to repair/improve the property.. you might need a load for this.. assumming you have the qualifications and the collateral. your set to go
knowledge intensive.. its a myth that the value of real estate always goes up.. this is true in paper but this isn true in real life.. there are properties worth 20m but are being sold for only 12m-14m.. you need to know this dynamic.. there are many factors to consider when buying a property for capital gains purposes. thats where we brokers come-in. its our job to have up-to date information..
kung gusto jud mo flipping, i suggest you buy subdivision/condo units during pre selling.. then baligya daun after how many years.. but, sa preselling, pls note that you need uptodate info kung kinsa namaligya..
in this business, you must know who's who in order to know the whens and the wheres..

the cebu situation..
real estate here in cebu is more about commercial properties.. wala kaau nangita residential.. and competensya sa mga residential houses ang mga condo units.. overspeculated nman properties dire.. naa uban 3x sa market value ang ila selling price property coz they think development is going there way but sad to say they are ignorant to the development plans of others, in fact no experienced in real estate would buy their property even at market value.
and also, the current trend here is the buyers market, where there is more sellers than buyers. in other words, lisud mabaligya ang imo property..
generalized ra na ako info above.. kung gusto mo tudloan og strategy, please post here ang inu capital, initial concept and allowable timefram.. from what you will post, ill try to make you a formula which you can use in this venture.. (ayaw lang i pm)
