    Default Transfer & other charges? should it be itemized?


    Hi,

    Anyone knows what specific R.A. or law that helps us real estate buyers demand to know what should be under the "Transfer & Other Charges" area?

    My friend and I are purchasing each a house and lot from a developer and they have not itemized the said section. We have tried asking this a couple of times even directly from the Manager from the developer and they won't give us.

    We're willing to pay the cost but we're a little bit concerned coz we will be signing their Term Sheet (where payment breakdowns are being listed). The "Transfer & Other charges" section however, was just stated to be such a bloated amount of money and we don't know what it contains. And to just pay blindly gives them the advantage to ask us for another fee in the future, which we would like to avoid.

    As per our conversation with the manager, he said that we would no longer be paying move-in fees and other legal stuff as they would be the one to process it in Pag-ibig. But this is all verbal and we don't have any proof in the future if we try to reason out additional costs. In the first place, we haven't been given the option to choose either Pag-ibig or Bank Financing and later we realize that the first paper we signed, it was for a pag-ibig calculation(our bad!).

    We already know that it costs much to own a lot but we're just careful on the money we're spending coz it's really hard to earn!! I think this all goes the same for all of us here in istorya.net..

    Can anyone help us out in referring to any laws regarding this matter? Your help is highly appreciated.

    Anywho. Dapat naa na silay breakdown if mag ask ka sa charges. Naa man sad gyud charges ang pagprocess sa PAG-IBIG reqmts ug uban pa. If you expect nga i-itemize gyud nga Pila gyud ang gasto, discretion na nah nila.

    Mas maayu wala pa ka ka purchase maka ask naka then mangutana sa ubang developer pila ilaha. pwede raman gyud nah.

    Wala ko kabasa sa tanan nimo nga post , pero mana man mo buy sugud sah?

    ang ga control sa sale sa Land developers kay ang HLURB (Housing and Land Use Regulatory Board). You can pay them a visit and ask.

    Yep, naka anticipate najud mi nga every move has a price jud (processing, registration, etc)... but we're trying to ask is the breakdown of the things they will do or they are charging us... dli nami mo matter sa prices of each move/processes as long as gi butang na nila.. kay in kaso nalang sad ug mag butang nasad sila ug additional charges other than what was listed, at least, clear nami daan na apil na or wala ba sa Transfer & Other Charges...
