    basta lang naka into contract lang bro...naa kay hold sa tanan as the client...everything should be into contract para naa kay magukod. Sincere and credible contractors do this always. Di-lang padalos2. Everything should be black and white as to scope of works lang jud storyahan

    That phrase is not stated in RA 9266, but the scope of the Architect's services is there and the word CONTRACTOR is not part of the services.

    Also, in the Architects Code of Ethical Conduct, The Architect has a responsibility towards the Contractor. so it is impossible in a Construction project to have an architect and contractor in one person.

    Well, in small projects,sometimes it is not followed.. but not in a multi-scale projects.

    So meaning, wala jud na state sa RA 9266?...so how can you say its unethical? and if thats the case why is there a DESIGN AND BUILD services in RA 9266?...What i am pointing out is bisag kinsa pwede ma contractor....naa man gani uban diha na dako na construction firm niya accountant tagiya...kaila ka ana?...hehe...di lang ta mag mention diri...Again bro, it boils down to experience and track record of the Architect or at the same time the Contractor.

    pwede mana bro pero ang imong name sa construction company kay proxy name dli direct nmo... most likely kay manguntrata na lng gyud ta mga arki kay lisud kaau kung sa design ra ang g saligan...

    kung ang budget sa balay kay 1.5m possible ma kobra nmo kay 150k if 1% 15k na lng.. unya mag bayad paka sa
    master plumber 800php per CR,
    electrical engineer 20php per square meter, if 1 storey og INATO ang rate
    mechanical engineer 10hp per square meter, if 1 storey og INATO ang rate
    structural engineer 25php per square meter...if 1 storey og INATO ang rate
    soon if techie imong haws kay mo kuha ka og services sa ECE...
    unya ang tax sa BIR na 3% sa 10% income sa arki...dili ang 1%
    plot per page 100php if 10pcs = 1k nah...
    blueprint 7pcs per sheet = 12php per sheet...

    ako ei pakita ha...
    15,000 fee sa 150sq mts house..
    - 2 cr's (1,600) = 13,400
    - Electrical Engr (3,000) = 10,400
    - Mechanical Engr (1,500) = 8,900
    - Structural Engr (3,750) = 5,150
    - plot 10sheets (1000) =4,150
    - bluprint (840) = 3,310
    income sa 2 months na pag antos kay 3,310php
    ang BIR tax kay dili bayran kay ang tax kay (4,500) unya imong income 3,310php

    hehehe..... sa akong amigo iyang g share kay iyang mga kaila kay bayran ra xa og 10k... kay drawing2x ra daw nah.... ana xa maypa kamo na lng pag skwela og 5 yrs unya take og board exam sa manila... hehehe.....

    i think naa kuy nalimtan, what i try to point out also is dili pwede or it should be avoided nga ang architect ug contractor, isa ra ka taw sa isa ka project.. pwede mn architect mokontrata but dili iyang project. wa mn ku magpugong sa mga arki mangontrata,,basta di lang pud mangunay sa ilahang project kay luoy ang client, disadvantage pud kung ikaw na architect then contractor sa project kay humot kaayo ka sa BIR.

    regarding sa DESIGN BUILD service sa Arki kay lahi ra kaayo na sa scope sa contractor jud,, kung subayon lang jud sa Standards of Professional Practice. sa Design and Build, add-on service nimu ang thorough supervision sa project, with a certain fee.. lahi ra kaayu kung imu jud ikontrata, kay imu tanan then 30-40% pangayuon.

    Again, Architects as contractors, naa rana sa mga small projects, seldom ra sa large scale projects,, its too risky...Im an architect also, and for me its unethical to be a contractor for the same projects, its just my opinion.
