    Default WARNING: This subdivision has been DELAYED for a long time. MAZARI COVE SUBDIVISION


    Project Name: MAZARI COVE
    Developer: Paramount Property Ventures Inc.

    I bought a property here and they have not delivered for the promised date of turn-over.
    That's why I pull-out my investment.
    They will just give you FALSE PROMISES.
    They say that construction will be finished 8-10 months after 30% DP but I waited for almost two years already after full payment of my Down Payment of 30% nothing has been completed.
    I'm now planning to file a formal complaint to HLURB.
    You cannot trust the people in this company. ALL ARE LIARS!

    It's now 2014 and the development plan of this subdivision states that it will turn-over to homeowners by November 2013.
    No turn-over was made.
    If you can visit the location you can see that the concrete roads are not complete, the perimeter fence is not complete, amenities is nowhere to be found, drainage is not complete, and so on.
    To the future buyers, please have a second thought or at least request for explanation why it has been delayed.
    Make sure also to ask updates regularly.

    Paramount Property Ventures Inc., the developer of Mazari Cove is also the developer of Fonte di Versailles.
    Fonte di Versailles project has a Cease and Desist Order in HLURB.

    Additional information:
    The beach is not white as it was presented in their website.
    People come and go on the beach even if they are not homeowners. This is due to the lack of perimeter fence.
    Assuming that these people has no bad intentions, but we will not know until something bad will happen because of these.
    There are only two security personnel but this will not suffice because this is a 6 hectare property.
    As it was advertised, this is a gated community but there is a gate but no proper security as there is lack of perimeter fence.
    The concrete roads are not yet complete and almost not there.
    If the people behind this development will continue to tolerate this delay then Mazari Cove would be an incomplete subdivision and homeowners will eventually suffer in the future.

    Hello Boss, naa unta koy ask. Ngkuha kog balay in one of the known property developers dri sa Cebu. It's been 4 years now and wala pa japon na deliver ang balay. Cge lang cge promise na madeliver within the year for 4 years napud. Wa ko ngbother ug kuha sa contract kay salig lagi ko ug wa sab ko kalugar kay conflict among time. Ako kuhaon 2 weeks from now. If ang delivery date kay nilabay na, makakuha ba kog full refund ana? 30% napud akong nabayran sa total price.

    makuha na nimo ang refund in full plus interest as provided by law PD 957. just file a verified complaint sa HLURB.

Time of Completion. - Every owner or developer shall construct and provide the facilities, improvements, infrastructures and other forms of development, including water supply and lighting facilities, which are offered and indicated in the approved subdivision or condominium plans, brochures, prospectus, printed matters, letters or in any form of advertisement, within one year from the date of the issuance of the license for the subdivision or condominium project or such other period of time as may be fixed by the Authority.

    SECTION 23. Non-Forfeiture of Payments. - No installment payment made by a buyer in a subdivision or condominium project for the lot or unit he contracted to buy shall be forfeited in favor of the owner or developer when the buyer, after due notice to the owner or developer, desists from further payment due to the failure of the owner or developer to develop the subdivision or condominium project according to the approved plans and within the time limit for complying with the same. Such buyer may, at his option, be reimbursed the total amount paid including amortization interests but excluding delinquency interests, with interest thereon at the legal rate.

    wa gyud ni ayo na company. even sa ilaha mga marketing materials na gi outsource dili full mo bayad and kalit lang ug backout even the project is good. mo abusar tungod kay dili gukdon sa contract.

    Nakuha. Basta mo file lang ka ug verified complaint sa HLURB.
    State lang sa imo complaint ang violations sa PD 957.

    COMPLAINT

    COMPLAINANT, by herself/himself unto this Honorable Office most respectfully avers:

    1. (This is all about complainant, his/her postal address, status if single/married, and as a buyer of what kind of model property, location of the property. For the last sentence, you can note and attach the Contract to sell as evidence marked as Annex A.)

    2. (This is all about the respondent - Paramount, state the project handled by this developer which your property is part of this, the location and the main office address of this developer).

    3. (You may state here your start of payment of reservation and the contract. And attach the reservation payment receipt marked as Annex B).

    4. (You may state your reasons why you were enticed/tempted to avail this unit from Paramount).

    5. (You may state the start and amount of Equity payment and up to how many months you will pay. Attach the receipts and marked as Annex B).

    6. (If the turned-over wasn't met, you may state the supposed date of completion and if developer advised the change of completion date. You may attach the email threads showing the new represented dates of completion. For our case, more than 5x changes of dates were not met and obviously, the unit was failed to deliver. And we already completed the Equity payment).

    7. (You may state your reasons in chronological order the problems you encountered with Paramount. If it's all about Bank Financing, or delay of constructions, or unable to provide TCT and others).

    8. (You may state your feelings towards the inconveniences experienced from Paramount).

    9. (Because of the reasons above, you may state that Paramount has no right to forfeit or even cancel the contract should you opt to cancel the purchase. State that you were deceived that Paramount can deliver the unit on time. State that unquestionably, the developer is prohibited from forfeiting payments under the law of Section 23 of P.D. 957. Attach the description of this law here).
