    Unsa may dapat buhaton o ipang.check before m.commit og palit og yuta? Ang yuta kay situated sa Argao.

    ang advice sa ako friend TS, dapat masiguro na titled lot ang yuta.

    ang titled lot KUNO (since dioi nku sure kay dugay nato na conversation), mao ni xa ang klase sa yuta na usa ra ang tag-iya. meaning, kung ang tag-iya, usa ka inahan o amahan, kung imo paliton, xa ra ang mo sign... pero kung ang titolo sa yuta nakapangan sa inahan o amahan, nya patay na sila, naa naa pay daghan mga anak, need pa mn sila tanan mga anak mosign sa papeles para ma ok na. kung naa usa ang wala ka sign, pwede mn KUNO (since dili na pd ko sure) na sila kakugod balik sa yuta ug mabawi nila.....

    i agree with yaj.em, land title of the seller first tapos iverify jud sa register of deeds kung mao jud ba ang owner nga nakaregister ana nga yuta.. if ok gani ts... deed of sale jud dayon ha unya ipanotaryo sa attorney... then lihoka na ang the rest sa city hall....

    for nfo lang ts: if naa gani nakatatak sa luyo sa land title meaning nakaprenda na nga yuta.. if clear na naa mana clearance pod... so check jud sa register of deeds....okidoki

    salamat kaayo bai... unya ang sitwasyon karon k ang caretaker man sa yuta ang gipabaligya sa yuta mismo...unsa may kinahanglanon nako mahibaw.an before nako i.hatag ang downpayment? kailangan pa ba ko og authority to sell gikan sa caretaker? unya kini ra bang caretaker k mura og wala ra ba niy grado...hahaiz...paet!....

    dapat sure jud ang mga papeles aning yuta. tsk lisud na mahug kag skwater.

    ok ra ts... dili rba lalim ning magbuhi ug kwarta tapos mapunta lang sa wala.... as if ang kwarta puniton lang sa kalsada diba?? nakalihok naman gud ko ug in-ana kato nagpalit mi ug yuta ug ako ang miprocess. it takes time nuon mao patience jud ang kailangan mo ts.. so makes sure nga clean land jud ha? gambatte!!! <gudluck in english>

    ..... go see and talk to a certified/registered realtor..... they all know what to look for to make sure the Title is true and is free of encumbrances and current taxes are being paid..... also you have to check the assessors office of the municipality where the land is situated and find out for sure that the title of the land matches what is registered at the municipals office..... and a lot more to check on the authenticity and the family tree of the real owners should inheritance succession is in place..... to make a long story short.... talk to a lawyer of your choice....kanang lawyer nga ga specialize sa mga yuta..... just my 2 cents.!
