    Default Additional Capital


    I have a small business and im planning to expand. Everything has been taken into consideration and we have decided(me and my partners) to expand but the problem is raising capital. Right now, the most valuable asset i have na pwede nako e collateral for loan is a foreclosed land title -1,683 sqm- (gi prenda sa akong daddy nya iya gi hatag nako so its up for me to decide unsaon ang property). Ang ako lang is taas2 pa ang process and daghan pa ug fees ma incur along the way and what i need is ma ka accumulate ug cash as soon as possible para masugdan ang expansion. Unsa kahay maayo nako buhaton. If naa mo insights, i would greatly appreciate it. Thanks mga entrepreneur ug mga business minded folks ug mga business man!

    You can have the foreclosed land rented or if new title nani and na transfer na sa imong name loan ka sa bank. But make sure the net income will still justify even after paying the loan. Long term stability is also important since you are under a loan. Suggestion when you got the loan money, dont put all your money in one basket, still find a way to work on another business with a very strong liquidity.

    mao lagi sir but for the mean time lisod kaayo mangita ug mo rent. the fastest jud is to have a loan and use the land as collateral pero wa pa ma transfer under sa akong name ang title and time consuming ra ba. are there lending instituions or bank na mudawat maski wala pa na transfer ang title sa name pero ongoing na ang process? i know this question might sound silly but i just really want to ask. thank you sa input sir.

    Actually ang pag expand sa business needs timing, if successful imong existing setup then it should be able to fund the expansion plan without a loan, and if mag loan ka and not sure the expansion will perform good its to risky. I said no sure will perform good because if doing good pa unta your existing setup it should be able fund the expansion, di naka mag problema for additional funds. Mao ni paniguroa kay delikado mabira imo collateral if no success, think more on nga safe imong yuta. Kay bisan pag tamnan nag kamote after 10years surebol mo mahal gihapon na. maayo paka naay yuta kami wala gyud.

    Pwede masad ka mo play sa risk pero make sure you have enough liquidity para ma impas imong loan.

    i have already considered that and you are correct. Di man ko ganahan hilabtan ang funds sa current tindahan kay maka sustain naman siya. Mu expand man ko and mo venture out ko ug lain business. Im preparing man gud for the ber months kay nakita na nako ng trending. I dont mind paying monthly man pud As long as naa na dayon kay need jud nako. I have considered all possibilities and hving that loan would be an advantage for me.

    sakto ka sir. pero mao lagi, lahi lahi man pud ta ug paagi. and regarding sa loan, naa koy collateral. 1.6k sqm yuta pero wala pa nako ma pa titulohan kay medyo taas ang proseso but ongoing na

    dili nako mahilabtan in the sense nga e invest nako automatic ang kwarta nga kitaon i hapak ug additional stocks. dili ko liquid thats why i need the loan. tinuod nga risgado ko pero kung di tungod sa ka risgado nako, wala unta ako tindahan run. kahibaw ko naa pud koy mga sipyat sa akong pagdala ani akong negosyo and naka recognize ko ana pero salig ko sa akong good judgement.

    Clean Title man jud ang standard if sa banks and lending firms. kana sigurong mga tao2x lang basi ny mo sugot pero labad man gud ni sa ulo ang foreclosed property; dugay pa ma close ang case.
    Then, bahin sa capacity to pay, at least 2 years stable imong business.

    if naa moy lain nga real estate properties with clean title, pwede raman na siya bisan pa not under your name. basta moapil lang siyag sign sa mortgage contract.

    On a case to case basis banks do "deed of undertaking". While you're still processing said transfer of ownership, you execute a Deed of Undertaking wherein you undertake to deliver to the bank within x no. Of days the derived title (under yur name) and the annotation of mortgage on said title.. U also sign a real estate mortgage wherein the tct no. Will be left blank but the property description is already indicated. This will be notarized once the new title comes out..

    However u need to show to the bank that title transfer is nearing completion... When you said being processed, have u already paid the doc stamps and capital gains? At what stage of the transfer are u exactly on?
    If you're not yet on the CAR level, better get there before considering this suggestion... If yur short for d capital gains n doc stamps, mortgage yur vehicle and pay a processor to fast track said transfer of tct..
